A Park City property can be 50-70 minutes each way, especially during ski season when I-80 through Parley’s Canyon slows to a crawl. That drive time is real labor cost. Property size and complexity. Park City vacation rentals tend to be larger than Salt Lake City apartments and condos. A typical SLC Airbnb might be a 2-bedroom downtown condo. A Park City listing is often a 4-5-bedroom cabin with multiple bathrooms, a hot tub, a game room, and high-end finishes that require specialized cleaning products. More square footage, more fixtures, more time.

  1. Number of bedrooms and bathrooms. This is the biggest cost driver. Each additional bedroom adds 20-30 minutes of cleaning time.
  2. Linen service. Are we stripping and replacing bed linens and towels? Laundering on-site? Bringing fresh sets from our inventory? Linen service adds cost but saves the host significant time and coordination.
  3. Restocking and staging. Some hosts want us to restock toiletries, coffee, snacks, and arrange the property for the next guest. Others handle restocking themselves. We accommodate either way.
  4. Market Data.
